When I first got interested in investing in real estate I found all kinds of books on strategies on how to find properties but one of my biggest challenges was trying to figure out which properties were better than others once I had found them. Unfortunately, there weren’t a whole lot of options in the marketplace for tools that I could easily use to gather data on an investment property. I read as much as I could about the tax benefits and the different return on investment ratios that can and should be used and after a while I realized that I was going to have to create my own tool to be able to analyze these deals.
I created this spreadsheet as the first tool to analyze my real estate investment deals while I was also working on a MBA. This was several years ago, and since then I have made several tools and helped thousands of investors analyze their deals. Just for kicks (not really), a few years back I decided to go to law school hoping to educated myself so that I could do larger deals.
